PROCEDURE: This auction will be conducted using both online pre-bidding and a live (in-person) auction on 10/26/2023 at 6pm. Pre-bidding will end on 10/25/23 at 5pm. The order of sale will follow: (1) Real Estate located at 240 Locust St. Chillicothe, OH. (2) 1986 Lincoln Town Car Limousine; (3) 1999 Lincoln Town Car
AUCTION CONDUCT: Conduct of the auction and bid increments are at the sole discretion of the Auctioneer. The Seller and Selling Agents reserve the right to preclude any person from bidding if there is any question as to the person’s financial or legal credentials, fitness, etc. All decisions of the Auctioneer are final.
ACCEPTANCE OF BIDS/PURCHASE AGREEMENT: The successful bidder(s) will sign a Cash at Closing with NO FINANCIAL CONTINGINCIES Purchase Agreement and deliver the Earnest Money Deposit at the conclusion of the live auction.
BUYER PREMIUM: There will be a 10% Buyer's Premium added to the final bids. Final Bid + 10% = Total Purchase price.
MINIMUM BID: There will be a $6000 minimum bid on the Real Estate Property located at 240 Locust St. Chillicothe, OH.
EARNEST MONEY DEPOSIT: A $1000 earnest money deposit is required on the day of the auction for each tract sold. The earnest money deposit may be made in the form of cash, cashier’s check, personal check, or corporate check.
EVIDENCE OF TITLE: The Seller will provide a preliminary title opinion to prospective bidders for review prior to bidding. If any Buyer elects to purchase title insurance, the cost thereof will be at such Buyer’s sole expense. Seller will convey title free and clear of liens, but otherwise subject to all easements and matters of record. All tracts sold “AS IS”.
DEED: Seller will deliver a General Warranty deed at closing.
CLOSING: Closing will take place on or before 5:00pm EST November 20th, 2023.
POSSESSION: Possession at closing.
REAL ESTATE TAXES: Buyer assumes all taxes after October 26, 2023.
TRACT MAPS; ACRES: Tract maps, depicted boundaries, and stated acres are approximates based on county parcel data, current legal descriptions, and/or aerial mapping software and are not provided survey products.
SURVEY: While there are no surveys required for sale, there will be no surveys provided prior to auction. Any and all Survey costs will be the sole discretion of the buyer.
EASEMENTS: Sale of the property is subject to any and all easements of record.
MINERAL RIGHTS: The sale will include 100% of the mineral rights (if any) owned by the Seller.
